Dallas Cowboys in Frisco

Evidently Jerry Jones has outgrown Valley View Ranch as the Cowboys recently announced that  Frisco would be the new home of the Cowboys World Headquarters and Training Facility.

The $115 million development will be located at the northwest corner of Gaylord Pkwy and the Dallas North Tollway just north of Hall Office Park and northwest of Stonebriar Mall on the east side of Gaylord Parkway from the COWBOYS facility when completed.

Dallas Cowboys long known as America’s Team will share their facilities with the Frisco Independent School District which will include a 12,000-seat indoor stadium and two outdoor fields.

Cowboy headquarters and practice facility will sit on 25 acres and will anchor a larger mixed-use development, which will include retail, restaurants, corporate offices and a luxury hotel.

The city-owned facility will cost a minimum $115 million with the Cowboys picking up anything above the $115 million for a “special” facility designed to stand the test of time.

Overall the development is a 91-acre tract development with the remaining 66 acres to encompass 1.2 million square feet of corporate office space, 400,000 square feet of retail and 51,000 square feet of restaurant space.  A luxury hotel with about 480 rooms is also planned for the site.

The project  is expected to have a $23.4 billion economic impact on the city of Frisco over the next 30 years, while bringing 4,500 new jobs and 1.26 billion in tax revenues to the city of Frisco.

Needless to say Frisco is excited to have the No. 1 sports franchise in the world located in their city limits.

But for those not familiar with Frisco the new Cowboys headquarters and training facilities are not the first development Jones has done in Frisco.  Jones’ real estate development firm Blue Star Land started in Frisco-Collin County in 1993 with the 550 acre upscale gated luxury home Starwood subdivision. 

As the story line goes in the link of the previous sentence the net worth of Jones’ Blue Star Land probably exceeds the value of his $1.2 billion AT&T stadium in Arlington.  And that’s Jerry’s World!

Toyota stadium name deal with FC Dallas team


FC Stadium is Now: Toyota Stadium and Toyota Soccer Center

Frisco Toyota Stadium & Soccer Center

Formerly known as FC Dallas Stadium is now Toyota Stadium and Toyota Soccer Center.  Earlier this month TOYOTA signed on with FC Dallas for the naming rights to the stadium formerly known as FC Dallas Stadium.  This is  the third stadium sponsorship Toyota has entered.  Toyota plans to be involved long term and will be the exclusive automotive sponsor for the FC league as Volkswagen serves as the sponsor for Major League Soccer.

Toyota was drawn  to Frisco’s growing population and demographics, which is one of the Top 10 fastest growing cities in America.  FC Dallas indicated besides the Toyota Stadium signage, the stadium will name the northeast plaza terrace box after Toyota.  Toyota Stadium has seating for 20,500 people and 17 tournament fields occupying 45 acres.

Frisco Station and it’s not a radio station either


Frisco Station 317 Acre Mixed-Use Development

  Frisco Station Frisco Station is a 317 acre mixed-use development off the Dallas Tollway (near 121) and HALL OFFICE PARK. Plans include 4.5 million square feet of office space, 40 acres of retail space, two hotels and an array of residential housing options. This includes apartments, townhomes and single-family houses. Remember FRISCO is one of the top ten fastest growing cities in America and this is a prime example of that growth pattern.

This project is in partnership with the Frisco Economic Development Council in conjunction with Hines Development and The Retail Connection overseeing the 40 acres of retail development.  Just down the road (west on 121) about three miles is the new Grand Scape development of Nebraska Furniture Mart and the long established Stonebriar Mall (just a mile or so east on 121) from Frisco Station.  It will make this area a MEGA SHOPPING ARENA that certainly no consumer should go wanting for anything they might need or desire.

Hall Office Park adds building 16 to its business office park campus


Frisco Hall Office Park Continues to Grow

Schedule to come on stream mid-April 2014 is Hall Office Park’s 16th building, a 200,000 square foot Class AA office building located at 3001 Dallas Pkwy Hall Office Park in Frisco. Developer Craig Hall’s 162 acre office park currently has 2 million square feet of space in 15 buildings, with a 98 percent occupancy rate.  Additionally, the West Plano-Frisco submarket currently has a number of developments underway, including Granite Properties tower and hotel, Conifer Health’s corporate build to suit project and a Trammel Crow two building corporate project.

If you’re not familiar with this area or Hall Office Park I know you’ll find this of interest as it definitely is a Class AA office building complex.  Also for anyone that works or offices in the Hall Office Park complex and would like to live in a golf course community just minutes away,  you have an excellent choice with Stonebriar Country Club.  This club is probably no more than a Tiger Wood driver shot from Hall Office Park.

I bet this isn’t your idea of a foreclosure but it is!  There are a growing number of builders homes that are going into foreclosure.  This one in particular use to be a million dollars, on sale now for $785,000.  Only 2 years new and never been lived in.  The only thing about buying a builders home in foreclosure is there is probably no warranty protection, so in that cause you need to locate the vendors that built the home in the first place just to be covered against possible defects. You never know…

If you frequent this site you know I post foreclosures on Friday.

So in light of the biggest bail out ever, I thought lets change things up a bit. Since there are not that many foreclosures in West Plano – around 15, I’ll add Frisco zip codes 75034 and 75035 to the mix. Can you guess how many?

121 foreclosure listings have been added to the foreclosure file and that is what’s on the MLS –  there are probably more than that. Even though I don’t sell money –  only real estate –  I can tell you the undoings on wall street this week came from banks and institutions not being able to sell real estate.  Perhaps now foreclosure properties will be able to be bought at the correct pricing and conditions.  Better deals for buyers!  It’s certainly time…

It’s like a Macy’s 3 Day Sale! No kidding…

We aren’t selling clothes or appliances here, the sale goes like this: $20,000 will be taken off the list price on Friday, Saturday and Sunday – ONLY!

After that the price goes back up, Does that make you want to buy it?

Don’t you think they will take the $20,000 off after Sunday?

YEP! They will.

Better to go ahead and take another cut and leave it, the more inline the price is the better chances of your home selling quicker. Once you give it up you can’t take it back – be curious to see what kind of signage they have for the event. Sellers and agents are getting very creative now, aren’t they?

America’s Fastest Growing Suburbs – Frisco in Top Ten

On the Forbes top 100 fastest growing suburbs, there were 11 N. Texas cities that made the list.

Frisco came in at Number 7 and Wylie Number 8. These two cities are considered close in to Dallas.

Frisco is just north of Plano and is a very vibrant and well planned city, excellent schools – Minor League Ballpark, Stars hockey center, Stonebriar Mall, Stonebriar Golf Course, Country Club and New Homes …yes plenty of new homes.

The only thing that Frisco needs to complete are its roads and highways to support it’s growth – until then you will have to cope with traffic. Here are growth figures for Frisco for the last 6 years:

2000 – 35299
2006 – 80,499

=128% growth in population

As you see the growth has been explosive – and there is still plenty of room to grow – Frisco around highway 121 is only about 30 miles North of Dallas.
